Inventory Services

 

The inventory services offered by us are an important part of the letting process and are a key component to protect a landlords valuable investment:  their rental property.  We can prepare an inventory and schedule of condition at the start of tenancy, arrange a mid tenancy inspection and arrange a check out at the end of the tenancy.  It is vital to have an independent record of the property at the commencement and end of tenancy as this provides an unbiased and previse document of how the property was given to tenants and returned by tenants.  If things go wrong between you and your tenant regarding dilapidations, our reports form an important part of any TDS disputes or court claims and support a landlords claim to deductions for cleaning, damages and so on.

 

Inventory & Check In

An inventory and check in report provides a clear and descriptive breakdown of the entire property at the commencement of tenancy including (but not limited to) the condition, cleanliness, contents, garden and appliances.  If you would like to see a sample report, please click here.

 

Mid Tenancy Property Inspection

Already have a tenant in your property and would like us to visit to check on the condition and any areas that require your attention?  No problem!  We can send you a sample mid tenancy property inspection report.

Check Out

A check out takes place at the end of tenancy and if we created the inventory at the commencement of tenancy, we will use this to compare for any differences at the time of the tenant check out.  If you used a different inventory clerk at the commencement of tenancy, we can use their report to create a check out report too.
